In the last 2 years I have been involved in over 125 transactions. One thing I've learned is to sell a house fast for the most money you must do the following:

1. Get as many qualified buyers to see your home in the shortest time period possible.
2. Advertise where your competition doesn't. Don't just use MLS, newspaper ads and open houses to try and sell your home.
3. Use Craigslist.com effectively. This is the most underutilized and misused Realtor tool out there.  Of the 13 deals I've closed in 07 so far, about 35% of my buyers came directly from CraigsList.
